Custom Home Addition for Expansive Living

This project involved a complete transformation of the home’s first floor along with a large-scale addition. We began by constructing a conditioned crawl space, providing a fully insulated foundation that ensures a dry, efficient environment with room to house ductwork and mechanical systems. Engineered I-joists and beams were used to create a solid, quiet floor system capable of spanning greater distances than traditional lumber.

The new addition was built with 2×6 exterior walls, fully sheathed with OSB, wrapped, and insulated for lasting performance. Simonton vinyl windows were installed throughout, seamlessly blending with replacements in the existing home, including two new openings added to exterior walls for additional natural light.

Inside, the remodel included removing the entire back wall of the home and several partitions to open up the layout. The result is a large gathering space that features a hutch and desk area, along with a spacious new kitchen designed around an expansive island with seating. The kitchen, pantry, and laundry room were relocated into the addition, while the existing appliances were kept operational throughout construction for convenience.

Finishing touches included new LVP flooring across the first floor, updated powder room fixtures, a refreshed stairway, and painting throughout, completing a remodel that modernized and expanded the home for everyday living and entertaining.
